GC Property Services provides full time property management services, including leasing and maintenance.   We have 3 service tiers - Full time management, On-demand management, and leasing only.  Under full time management, we perform all duties necessary to manage the property, including marketing, screening tenants, leasing, ongoing management, inspections, dealing with lease violations, coordinating maintenance and repairs, and move-outs.


Our onboarding process is pretty simple.  Here is an overview:


 Onboarding Steps - 

  1. We completes a walk of the property, discuss with owner our processes, pricing and how funds are distributed.
  2. Owner receives electronic Owner info form, W9 form and management agreement (from dropbox to e-sign)
  3. Owner completes owner info form, W9 form, and reviews / Signs management agreement through dropbox
  4. Key / garage door handoff
  5. GC Property Services begins management, we will setup merchant account in our system so rent auto deposits to bank of owners choosing, and we will start working to fill any vacancies


In addition to property management we can handle making one-time repairs, or handle ad-hoc requests under our on-demand management program.  This includes handling maintenance and/or leasing services as needed by the owner.  


We can handle most non-technical maintenance,  from gutter repairs, to tree trimming, minor plumbing repairs, including condensate pumps, sump pumps, fixing leaky sinks, toilet repairs.   We know alot of ways to diagnose HVAC for an easy fix before needing to contact a technician, which helps to save on cost.  More technical HVAC and electric we have preferred vendors we contract with.  


GC Property Services focus is on management and maintenance of long term residential rental properties, including single-family homes, townhomes, apartments, and multi-family buildings.


GC Property Services lists on Zillow and Trulia through our Doorloop property management software, on our website, and will also place a yard sign in the front yard.


Fees can be provided to a potential owner client upon request.  Property management fee structure is pretty straightforward.  Property management services fee % ranges from 6-9% of rent collected for the owner, depending on the number of units the owner has under management.  Leasing fee for units under management is 1/4 of first months rent, while leasing for units not under management is 1/2 first months rent.  In-house maintenance is $40 per hour for units under management.
